Gutter Cleaning Cost Melbourne 2026: What Should You Really Pay?
The 30-second answer
Here’s the straight version.
There is no honest flat “Melbourne average” for every home. When checked on 15 September 2026, Airtasker’s live Melbourne page showed an indicative $165–$260 range, while hipages’ broader Australian guide put whole-house cleaning at $100–$600 and its Victorian job range at $100–$580. Those are marketplace signals, not Apex prices or promises. Storeys, gutter length, access, roof pitch, debris, downpipes, gutter guards and outbuildings can all move the quote. Compare the written scope before the total.
See what Apex’s gutter cleaning service includesThe honest Melbourne price range is a band, not one number
Homeowners searching for a gutter-cleaning price are usually trying to answer two questions: “Am I being overcharged?” and “Will the job actually solve the overflow?” A single average cannot answer either. A compact single-storey terrace with ten accessible metres of gutter is not the same job as a two-storey house with valleys, solar panels, guards and a downpipe blockage.
Current public references also measure different things. Airtasker reflects tasks moving through a marketplace; hipages publishes a national cost guide with a Victorian range. They are useful for planning, but neither has inspected your roof. Treat them as a reasonableness check while you compare a property-specific scope.
| Public reference checked 15 September 2026 | Published figure | What it can tell you |
|---|---|---|
| Airtasker Melbourne gutter cleaning | $165–$260 indicative range | A live marketplace snapshot for Melbourne tasks, not a fixed contractor tariff |
| hipages whole-house guide | $100–$600 nationally | A broad planning band across varied homes and scopes |
| hipages Victorian job range | $100–$580 | State-level orientation; Melbourne access and property details still matter |
Seven things that move a gutter-cleaning quote
The labour is not just “scooping leaves”. A careful operator plans access, reaches each included run, manages debris, checks the agreed downpipe points and gets safely back down. The same house can cost more after several neglected seasons than it does on a sensible maintenance rhythm because compacted silt, seedlings and concealed blockages slow the work.
- Storeys and fall exposure: higher or awkward edges require more planning and suitable access equipment.
- Total gutter length: include garages, verandahs, rear extensions and detached buildings if you want them cleaned.
- Roof pitch and material: a steep, fragile or unfamiliar surface can change the safest work method.
- Debris load: dry leaves are different from wet compost, weeds, bird nesting material and packed roof grit.
- Downpipe scope: clearing visible outlets is different from diagnosing or dismantling a blocked drainage system.
- Gutter guards: panels may need to be lifted, cleaned over or worked around, depending on their design and condition.
- Site access: narrow side paths, neighbours, pergolas, conservatories, powerlines and sloping ground can remove the easiest access point.

What a proper gutter-cleaning quote should include
“Clean the gutters” sounds complete until the invoice arrives and the rear extension, downpipes or waste removal were never included. Ask the contractor to identify the roof areas covered and the limits of the job. If access cannot be confirmed from the ground or your photos, the quote should explain what will happen if the site is materially different.
A good scope also separates observation from diagnosis. A cleaner can photograph rust, loose brackets, failed joins, cracked tiles or standing water without promising that cleaning will repair them. That distinction prevents a maintenance visit quietly becoming open-ended building or plumbing work.
- Every included gutter run, level and outbuilding described clearly.
- The intended access and cleaning method, especially for upper storeys or restricted sides.
- Removal of loose leaves, silt, seedlings and other accessible debris.
- The agreed downpipe check or flush—plus what is excluded if a blockage is deeper in the system.
- Debris collection and whether waste leaves the property or goes into an approved on-site bin.
- Before-and-after photographs where practical, including areas you cannot see from the ground.
- A process for flagging defects and getting approval before any additional work.
Why two similar-looking homes can price differently
Bedrooms are a poor measurement for gutter cleaning. A three-bedroom villa can have a short, simple roofline; a three-bedroom period home can include a high front parapet, concealed box gutter, bullnose verandah, rear skillion and garage. The number of places water must travel—and the difficulty of reaching them—matters more than the real-estate description.
| Melbourne property situation | What changes the job | Quote question to ask |
|---|---|---|
| Single-storey suburban house | Roof perimeter, valleys, debris and access around the block | Does the price include the garage and every elevation? |
| Two-storey townhouse | Height, narrow side access, shared boundaries and multiple roof levels | How will the upper gutters be reached safely? |
| Inner-city terrace | Parapets, front access, rear additions and concealed or box gutters | Which hidden sections are included and how are they checked? |
| Home beneath mature trees | Fast refilling, wet organic matter and several debris types | Is the quote for one clean or a recommended maintenance plan? |
| Roof with gutter guard | Mesh type, condition, roof junctions and debris sitting above or below it | Will the guard be removed, lifted, vacuumed through or left in place? |
Downpipe check, blockage clearing and repair are not the same job
Clearing a leaf mat from the top of a downpipe outlet is routine cleaning. A stubborn blockage farther down may need flushing, vacuum equipment, disconnection or plumbing investigation. Water that still backs up after the gutters are clear can also point to crushed pipework, inadequate falls, failed joins, an underground drainage issue or a capacity problem. Cleaning cannot prove which one from appearance alone.
Victoria’s Building and Plumbing Commission draws an important boundary. Its roofing-stormwater class covers construction, installation, replacement, repair, alteration and maintenance of roof drainage systems, while expressly excluding cleaning that does not involve connection, disconnection or alteration. In plain English: straightforward cleaning is one scope; modifying or repairing gutters and downpipes can be regulated plumbing work that needs the appropriately registered or licensed practitioner.
If a low cleaning price includes “minor gutter repairs”, ask what that phrase means, who will do the work and whether the required plumbing credentials and compliance documentation apply. Do not let a blocked outlet become an unpriced repair by assumption.

Does gutter guard make cleaning cheaper?
Not automatically. Gutter guard can reduce the amount and size of material entering a compatible gutter system, but it does not make the roof maintenance-free. Leaves and bark can bridge across mesh, fine material can settle beneath it, valleys can collect debris and vegetation can establish where moisture and sediment remain.
Some guarded gutters are quick to maintain from above. Others require sections to be lifted or removed, then refitted without damaging the mesh or roof. That extra handling can increase the cleaning scope. Before accepting either a cleaning or guard-installation quote, ask how the proposed system will be accessed later and what its maintenance instructions require.
If you are considering guard mainly to avoid paying for cleaning, compare the long-term plan rather than only the installation price: debris type, roof geometry, mesh specification, future access and the remaining inspection schedule all matter.

Melbourne timing: clean for the hazard in front of you
A calendar reminder is useful, but local exposure is more useful. A roof under trees may refill after a short burst of leaf, bark, blossom or seed drop. A relatively open roof may stay clear much longer. Inspect from the ground after strong wind and before forecast severe weather; do not wait for the same anniversary if the gutters are visibly overflowing.
Victoria State Emergency Service tells households to keep gutters, downpipes and drains clear before storms. For homes exposed to bushfire risk, the Country Fire Authority’s property-preparation guidance also calls for gutters to be cleared and maintained free of leaves, twigs and rubbish. Those are different hazards, but both make the point: cleaning should happen before the emergency, when access and scheduling are safer.
September is a particularly sensible planning window for many Melbourne homes because spring growth, wind and the approaching storm and fire seasons can expose neglected drainage. That is not a universal rule. Your trees, roof form, rainwater system and previous blockages should set the rhythm.
The real cost of DIY is the fall risk
A hardware-store scoop can make gutter cleaning look like a cheap weekend job. The debris is rarely the difficult part. Stable ground, safe access, the roof edge, brittle surfaces, skylights, electrical hazards, wet material and carrying tools all change the risk. Reaching sideways from a ladder to save one reposition is exactly the sort of shortcut that turns maintenance into an injury.
WorkSafe Victoria says many serious injuries and fatalities involve falls from roofs or ladders and places ladders at the lowest level of its fall-control hierarchy, for short, low-risk tasks only. Its roofing guidance prefers higher-order access and fall-prevention measures where reasonably practicable. Homeowners should not treat a single-storey roof as automatically safe, and no one should climb during rain or a storm.
When comparing quotes, access equipment is not dead money. It can be evidence that the contractor has actually thought about the property. Ask what they need from you on the day—clear side paths, unlocked gates, pets secured, vehicle movement or neighbour access—so the planned method remains available.
A five-minute quote comparison that catches the expensive gaps
Put each quote beside the same property brief. If one contractor priced only the main house and another included the garage, downpipe testing, waste and photographs, the totals are not competing for the same job. Mark every line as included, excluded or unanswered before choosing.
- Confirm whether GST is included in the displayed total.
- Ask for the business details and evidence of relevant insurance for the work proposed.
- For plumbing repairs, check the individual practitioner’s current BPC registration or licence class.
- Keep the quote, photographs and invoice together so the next maintenance visit has a useful history.
| Compare this | Useful evidence | Red flag |
|---|---|---|
| Areas covered | Levels, elevations and outbuildings named | “All gutters” with no property check |
| Downpipes | Exact check or clearing method and limits | A promise that every blockage is included |
| Access | Method matched to the site and height | Price assumes access that your photos contradict |
| Clean-up | Debris destination is stated | Waste left on paths, roof or garden by default |
| Condition findings | Photos and separately priced recommendations | Unapproved repairs added on the day |
| Price changes | Clear assumptions and variation approval | Open-ended surcharge language |
Send these photos to get a sharper first quote
You do not need to climb. From the ground, send a clear front view, both accessible sides, the rear roofline and any garage or verandah you want included. Add a close ground-level photo of overflowing or stained areas, plus a short video during rain if it can be taken safely from inside or under cover. Tell us the suburb, number of storeys, gutter-guard status, recent cleaning history and where access is tight.
Apex can use that information to decide whether the job looks like routine gutter cleaning, a downpipe problem, a repair question or a combination that needs closer assessment. The final written quote should still control the scope. The point of photos is not to pretend we have inspected what we cannot see; it is to reduce guesswork and get you to the right next step faster.

Fast answers
Questions Melbourne homeowners ask.
How much does gutter cleaning cost in Melbourne?
Public September 2026 references vary. Airtasker’s live Melbourne page showed an indicative $165–$260 range, while hipages published a broader $100–$600 whole-house guide and a $100–$580 Victorian range. Your written quote depends on storeys, gutter length, access, debris, downpipes, guards and included buildings.
Does a gutter-cleaning quote normally include downpipes?
Do not assume it does. Ask whether the quote covers outlet checks, flushing or deeper blockage clearing, and what happens if a downpipe needs disconnection, alteration or repair.
Why does double-storey gutter cleaning cost more?
Height can change access planning, equipment, setup time and fall controls. Roof levels, sloping ground, narrow boundaries and pergolas can matter as much as the second storey itself.
Will gutter guard reduce my cleaning cost?
Sometimes, but not automatically. Guard can reduce debris entry while also adding handling when leaves sit on top or fine material accumulates below. The mesh design, debris and access determine the maintenance scope.
Can gutter cleaning fix an overflowing gutter?
It can restore flow when debris is the cause. Overflow can remain if a downpipe is blocked deeper in the system or the gutter has damage, poor falls, inadequate capacity or another drainage defect that needs separate diagnosis or plumbing work.
What should I send for an accurate gutter-cleaning quote?
Send safe ground-level photos of every roofline and outbuilding, plus your suburb, storeys, gutter-guard status, known downpipe trouble, last-clean timing and any tight side or rear access.
